Our Granny Flats Design & Approval Process

Our process starts with an initial assessment of your project site to make sure it meets all development requirements to continue your construction project.

Remember that you are not alone in this process – we will guide you through the whole journey and keep you updated.

Every good building must start with a clever design and we have a range of floor plans and granny flat designs for you to choose from just to suit your particular needs.

We encourage you to ask questions, recommending changes and ultimately helping us to customise the design of your Granny Flat to suit your exact needs. At the end of the day, it is your flat, and you can tailor it to meet your exact preferences.

Once you are happy with the design, we will handle the whole approval process on your behalf. For sites that are suitable to Complying Development then all plans should be stamped and approved within 4-6 weeks of the design being finalised.

What is the single biggest reason to choose Bellcast Granny Flats?

The clue is in the name. We specialise in this area while most other builders spread themselves too thin. Because we are focused, we deliver faster builds at lower costs. It’s pretty hard to beat a fast and quality build at such a low price. You won’t find another builder able to do what we do while maintaining a similar quality of work. We further take care of all red tape and provide you with insurance and a structural build warranty.  To see some of our designs, check out our dedicated page.

What is the granny flat approval process in Sydney?

If you meet the minimum requirements as per the 2009 SEPP, you don’t actually have to get council approval. Of course, there are lots of things to file and you still need to be compliant, but Bellcast Granny Flats will take all of these for you. Once your house is 450 metres squared or over and in a residential zone, you can build your granny flat without approval. This is one reason why this option is increasing in popularity.

What happens if I don't qualify under the SEPP?

If you do not qualify under the SEPP, an application will have to be lodged as a complying development. You will need to complete a CDC application and this can take 20 days to get a response. If this is rejected, you will need to lodge a full application with the relevant council. Before you do anything, it’s best to give us a call to see where you stand. We are familiar with the approval process and will be able to gauge pretty quickly whether or not you will be able to get approval.

What are the advantages of granny flats?

Granny flats are easy and quick to design, as well as being quick to construct. Because they are built onto existing land, you don’t have to go through the hassle of finding and buying a new plot, which has become almost prohibitively expensive in Sydney. In other words, they are affordable, quick, smart, and convenient. They are also more eco-friendly, being focused on function as opposed to the modern tendency to have lots of space, for almost no purpose whatsoever. Another potential benefit is that you may have an extra tenant which is useful for the purposes of security. Long term tenants may grow into friends and you can share amenities.

What are the potential pitfalls when building granny flats?

There are many things that can prevent you from obtaining the permission to build a granny flat. This might include zoning laws, restrictions, covenants, and other kinds of legal regulations. The main requirement for granny flat building in Sydney is that you are in a residential zone - otherwise, you will need council approval. On the other hand, there are numerous ways to circumvent (legally) most restrictions, such as converting a garage into a granny flat. Conversion tends to be a little easier than building a new structure. But even building a new structure is far easier than buying or building a new house.

What happens if I want to alter Bellcast granny flats designs in Sydney?

We try to avoid this by being very clear in the beginning. We can change the design after we commence work, but it will often take far longer and you will incur expense. This happens very rarely - we can accommodate you, but it's best to get everything sorted out at the outset. Minor changes can easily be accommodated. In any case, we talk you through the entire process so that everything is crystal clear right from the start.
